Detroit investment homes are some of the best real estate income properties that can be purchased in the United States today. We make investment easy by selling turn-key investment properties that are already rented and cash-flowing when you purchase them. There is no easier or safer way to buy real estate than by buying already rented, income-producing, fully-managed rental homes – and we are the top provider of Detroit rental homes in the world.

Our Detroit investment homes make from 12% to 19% return on investment annually – that’s before considering any possible appreciation. These are the kind of returns that can be made in single family real estate today. Compare those returns to the returns on a typical commercial property, like an apartment building, which are nationwide in a range closer to 6%. Detroit houses are very inexpensive, the market still depressed by foreclosure, but the rents have remained very competitive.

Not every one of our houses is $24,952, of course, but most are in that range, and some are priced well below that. We have purchased foreclosed homes direct from banks, as REO’s, rehabbed them, and added tenants and management.

There has never been a better time to invest in single-family homes in the United States, either.  Single family sales prices are at a record low. Because of these low prices, builders have stopped building new homes. With no new inventory coming onto the market, in a few years there will be a shortage of single family homes, and that will cause prices to rise. But there’s something else important to note: The shortage of those homes will be in urban areas first and hardest, not the suburban areas – which makes these Detroit homes perfectly positioned for dramatic value growth.

We’ve been investing in Detroit for years, and not long ago the future looked pretty grim. Between the economy, the car industry, and the government, investing in Detroit wasn’t an obvious choice. But now everything’s changed: The auto companies are hiring, workers are moving back into the city, there’s a new governor, the U.S. economy is improving… and all of a sudden it’s looking pretty profitable to own Detroit homes.

No other Detroit investment home provider has even a fraction of our inventory of 38 available homes. No one else sells only turn-key, cash-flowing homes that make double-digit returns right from the day you buy them.

Investors know the importance of knowing the area you’re investing in, from city to neighborhood to street, but nowhere is it more important than Detroit. The city’s population has dropped by more than 50% in the last forty years. The local economy took a hit, too, so there are a lot of neighborhoods that are in rough condition and will not come back. Those properties can be purchased inexpensively, but do you want to invest there? Not if you want to make money. You have to pick the neighborhoods that are solid and building, and no one knows those better than us. We’ve chosen neighborhoods that will last, neighborhoods that will become part of the new city that Detroit is changing into.

Investors are flocking to Detroit because of the low prices, and many expect to buy houses for $5000 or $10,000 that don’t need too much work. The most important thing we’ve learned about this city is that these houses, these neighborhoods, are not the ones to invest in, for the following reasons:

  1. rents too low
  2. too hard and unprofitable to manage
  3. higher maintenance costs due to vandalism and turn-over
  4. not in neighborhoods that will be part of Detroit’s future (they’re more likely to be parkland or woods than neighborhoods again.

The recent high foreclosure rate and already low property values have resulted in historically low property prices. But it’s all about neighborhoods. We don’t believe that good properties in Detroit, in the right neighborhoods, can be purchased less expensively then ours. You can buy our fully-renovated, rented, managed, cash-producing properties for as little as $25,000. And our properties often appraise for $60,000 or more! Experienced investors will appreciate our quality rehabs, professional management, and strong, growing neighborhoods. We have more than thirty homes available right now – rehabbed, rented, and cash-flowing around 15%. New investors, or just investors new to the Detroit market, are also welcome, and we’ll do everything we can to assist you – from understanding the Detroit real estate market to getting financing for your homes, we’ll make you a returning customer. Good property management is the key to out-of-state investments. Our in-house property management team is one of the best in the country. They manage our own properties, too, and we encourage a high standard, because these are all our properties. We never buy a property that we wouldn’t keep for our own investment portfolio.

Give us a call now. If you’re a qualified investor, you can own a cash-flowing Detroit home by tomorrow.
